3 Free valuations (No Obligations.)
We offer to home owners free, no obligations, valuation of their property. This gives the home owners an opportunity to appraise the market price of their property. During this occasion the home owner may have an informal discussion with our representative about any aspect of selling their property that they wish to explore. The home owner is under no obligation to engage us to market their property.
4 Our Professional Presentation and Marketing
When you engage us to market your property we will ensure that your property is presented in its best possible way. To do this we use professional photographers and top designers. It is important that the selling points of your property are fully, properly described and presented to the potential purchasers. You will benefit from the fact that your property will be presented to all our potential purchasers on our extensive database and mailing list; your property will also be presented to the local, national and the world market through our top of the range website and other specialist portals on the internet, portals such as Rightmove among others.

Apart from advertising your property on the internet specialist websites we advertise your property in the local newspapers. We do not charge for advertising your property in the newspaper or on internet for that matter.
Full colour Brochures
Carefully crafted brochures are also handed or emailed or posted to all suitable purchasers on our extensive mailing list. The mailing list is also constantly changing as new items are added and closed sales are taken off
Our high Profile “For sale” boards or “To Let” boards
Free HIPs (Home Information Pack) with Energy Performance Certificate (EPC)
A Home Information Pack (HIP) with Energy Performance Certificate (EPC) is now required for all qualifying properties. This need not delay marketing and we, at Oakwood will take care of all the details and requirements of this new legislation.
Our Data base and mailing list
We have an extensive database and mailing list this mean that we are able to match vendors and purchasers easily and quickly. As stated above earlier our database and mailing list are constantly being updated as new items are added and closed sales are taken off.
5 Open 7 days a week from 9am till 8 pm (Mon – Sat) 11am – 5pm (Sun)
We are open 7 days a week from9 am to 8pm from Monday to Saturday. On Sunday we are open from 11am to 5pm. This will mean that for those people who are working during the day it will be possible for them to visit our offices or contact us by phone etc after work.
6 No Charge for Advertising
Oakwood will market your home to more buyers more effectively than any other estate agents. Oakwood Properties will not be charge you for advertising your property. We will endeavour to ensure that all our vendors achieve the best possible price for their home in the shortest possible time.
7 No Sale No Fee Policy
We maintain a no sale no fee policy. There are no upfront fees. You only pay us for success.
The Contract
Ultimately, Oakwood Properties is working for the seller, not the buyer, and they take their fee as a percentage of the agreed purchase price of a property. However, fees will vary widely and it is important to remember that just because an agent offers a low fee, it doesn't mean that you are necessarily getting good value.
Oakwood Properties fees are subject to the conditions and type of agreement as set out below:-
Sole Agency – This is when you engage the services of one agent to sell you property for an agreed period of time. If during the tenure of the Sole Agent the vendor sells the property through another agent then you the Vendor will still have to pay the original agent their fees as well.
Likewise, the agent must respect the terms of the agreement and ensure that the service promised and agreed is delivered.
Joint Sole Agency – This is when you employ two agents to sell your property. The agents agree to split the fee upon the sale of the property. The agent that sells the property usually gets a higher percentage of the fee. The ratio is pre-agreed with you and written into the agreement.
Sole Selling Rights – This means that the appointed selling agent will be due the agreed fee, even if you end up selling your property privately or through another agent.
Multiple Agency – This is when you employ the services of several agents. The agent that sells the property takes the whole fee.

Think like a buyer – don’t overlook flaws just because you don’t mind them or you’re used to them
Reduce clutter – remove everything but the bare essentials
Decorate neutrally – buyers need to be able to see it as their own home
Keep it light – clean the windows and use light colours if redecorating
Outside and in – buyers will often walk or drive past first, and fresh paintwork and well cared for outside spaces make a great first impression
