Apart from advertising your property on the internet specialist websites’ we advertise your property in the local newspapers. We do not charge for advertising your property in the newspaper or on internet for that matter.

Carefully crafted brochures are also handed or emailed or posted to all suitable purchasers on our extensive mailing list. The mailing list is also constantly changing as new items are added and closed sales are taken off.

ii. Accompanied Viewings
We will accompany for viewing all prospective tenants. For security purposes we will have checked and filed their identity particulars.
iii. Process Applications
We will inform you of all applications. Prospective Tenants will be interviewed. Credit and Personal references obtained including (if required) Guarantors documentation.
iv. Documentation
Prepare all the Tenancy Agreement documentation as required by current legislation, including Inventory of Contents and Schedule of Condition.
v. Deposit and Rent
We will Collect first month’s rent and Tenant’s security deposit. Oakwood Properties will hold the Tenant’s security deposit as a third party.
Full Managed Service
A Full Managed Service means that you instruct us to take complete charge of renting your home.
Therefore in addition to the services we provide under the Let Only Service; under the Fully Managed Service we will carry out the following further duties on your behalf:
Inventories and Schedules
Inventories and Schedules of Condition will be prepared prior to letting your property.
What is an inventory? The inventory is a catalogue of the property and its’ contents. A schedule of condition is a record of condition. Most commonly the two are combined into one report and are called either the Inventory or Schedule of Condition.
The Inventory / Schedule of Condition has several functions:
Therefore in addition to the services we provide under the Let Only Service; under the Fully Managed Service we will carry out the following further duties on your behalf:
- it is a catalogue of the property being let
- it records the condition of the property and any items that are included in the tenancy
- it forms part of the legally binding contract that is set out in the tenancy agreement between the tenant and the landlord.
Utilities readings
We will take readings of Utilities meters for Gas, Electricity and Water and give these readings to services providers nominated by you. We must mention that the utilities providers are not obliged to accept our readings.
Rent Collection
We will Collect rent from the Tenants and pay it over to you by BACS Transfer, less our fees and any agreed expenses.
Security Deposit
Security Deposit will be held by Oakwood Properties as a third party.
Inspection and Reports
Inspections and Reports will be carried out on a quarterly basis. Any maintenance will be carried out by our approved contractors, up to an agreed limit and settling any invoices from rents received.
End of Tenancy
We will advise you when the tenancy is coming to an end and request your instructions for extending, re-letting or selling your property.
We will organise a full property inspection and inventory.
We will agree any dilapidations (over and above fair wear and tear) with tenants.
We will arrange any necessary cleaning and minor repairs, deducting costs before releasing their security deposit where applicable and agreed and we will monitor rent payments and alert you if tenants fall behind or breach the Tenancy Agreement.
Helpful advice for Landlords
- Ensure the property is in a clean and tidy condition (especially kitchen, bathroom, carpets, curtains and gardens).
Select the Furnishings and Fittings you wish to leave in the property (and that they comply with fire regulations). Remove all unwanted and non compliant furniture.
Do not leave any personal items and is not advisable to leave TVs, Video/ DVD’s, Stereos, Bedding etc. Arrange re-direction of your mail via the Post Office.
Obtain Electrical and Gas Appliance Safety Certificates (including Oil and Solid Fuel central heating systems). Ensure that the central heating boiler pilot light is lit. If you require a copy of the Safety Regulations please contact Oakwood Properties. - Instruction manuals must be left at the property for all appliances including central heating and boiler systems, prior to inventory and schedule of conditions being undertaken
- Smoke alarms are fitted and working as required by law.
- Where applicable apply for consent from mortgage lenders.
- Notify your insurance companies.
- Overseas Landlords apply for tax exemption certificates. Please contact Oakwood Properties for more information if required.
- Obtain extra sets of keys which will be required by Oakwood Properties (3 sets for Fully Managed and 2 sets for let only).
- Should you require rent indemnity or legal protection, buildings, contents insurance cover, inform the Oakwood Properties Lettings Centre
